DESIGN-BUILD (DB)
You, the owner contract a single entity to handle both design and construction. The team works under one contract and is jointly responsible for design and execution.

DESIGN-BID-BUILD (DBB)
You, the owner contracts a design team (architect & engineer) to complete full drawings. Under separate contract, a GC performs executes per plans and specs.

INTEGRATED PROJECT DELIVERY (IPD)
A highly collaborative method where you the owner, designer, and builder all sign a shared risk/reward contract. This team works together from the concept to completion with aligned incentives.

CONST. MNGMNT AT RISK (CMAR)
You, the owner hire a Construction Manager early in the design phase. The CM provides input during design, aligning design changes with budget constraints, and commits to delivery under a Guaranteed Maximum Price (GMP).
